About Overture 9th + Colorado
Overture 9th and Colorado is a 55-and-older active-adult apartment community at 4205 East 10th Avenue in Denver, set inside the 9+CO mixed-use district on the site of the former University of Colorado Health Sciences campus. It is a rental community for independent older adults who want a maintenance-free home with resort-style amenities, not a licensed care setting, so there is no assisted living, memory care, or daily caregiving on site.
The building is a nine-story high-rise that opened in 2020 with 207 apartments in studio, one-bedroom, and two-bedroom layouts, finished with quartz counters, stainless appliances, wood-style flooring, walk-in closets, and in-unit washers and dryers. Roughly nine thousand square feet of indoor amenity space and a secured parking garage round out a building designed for people who want to lock the door and travel without a second thought.
Daily life centers on a deep amenity stack and a full social calendar, with a year-round heated swimming pool and spa, a fitness center and yoga studio, an on-site movie theater, a game room and billiards lounge, a clubhouse with a demonstration kitchen, a coffee bar and bistro, and a sky deck and sun lounge above the city. The Live Here, Live Well program fills the week with fitness and water classes, cooking demonstrations, wine tastings, speaker series, and resident socials.
Overture 9th and Colorado fits independent seniors 55 and older who want a contemporary, amenity-rich apartment in a walkable urban setting without the cost or structure of a care community. It is private pay and does not accept Medicaid, and it welcomes cats and dogs, with a two-pet limit. The 9+CO location is a genuine differentiator, a redeveloped 26-acre district where residents can walk to the AMC 9+CO 10 theater and a row of restaurants that includes Culinary Dropout, Hopdoddy, and Postino, with Rose Medical Center about a mile away for hospital care.
Colorado Boulevard runs along the district for driving across town, downtown Denver sits about three miles west, and the Cherry Creek shopping area is a short drive south. Overture is Greystar's active-adult brand, and this was the national operator's first active-adult community in Denver, pairing a 2020 high-rise and a resort-style amenity set with one of the city's most walkable redevelopments for older adults who still want to do their own thing.
Environment
A nine-story 2020 high-rise with 207 apartments and about nine thousand square feet of indoor amenity space, topped by a sky deck and sun lounge with city views. A year-round heated pool and spa with cabanas sit outside, and a secured parking garage serves the building.
Services

Controlled building access, daytime staff, and ongoing maintenance come with the apartment, and residents who want help can arrange outside home-health on their own as needs change.
Resident Experience
Residents keep their own routines and gather around a full calendar of fitness and water classes, cooking demonstrations, wine tastings, a speaker series, and social events. The pool and spa stay open and heated all year, the coffee bar and bistro draw a daily crowd, and neighbors describe a friendly, involved community with responsive staff.

Take the stairs! It’s healthy! The dust is probably asbestos free (see: neighboring VA hospital reports) and you totally won’t mind breaking a hip in the beautiful prison theme decorations with its hard railings and hard cement and steel floors and unsecured water mains!
I have lived at the Overture for over a year and can’t say enough wonderful things about my experience. Fabulous contemporary design, lovely residents, robust amenity offerings, and responsive staff. I would purchase my apartment if it were for sale!
Great 55+ apartment living. Very clean and well maintained facilities. Spacious apartments, friendly involved residents, professional helpful staff, wonderful amenities that include a reasonably large outdoor swimming pool that is open and heated all year long. And the location…
Beautiful complex. Resort-style living with pool, hot tub open year round. Secure parking garage and building. Friendly, welcoming people. Social events, exercise classes, speakers' series. Very nice place to live. Tell them I sent you. I really appreciate Joey Wilson with…
WORTH EVERY PENNY! I don't know if there are enough words available to say what I want to say about this property. My husband retired from the military and after moving around numerous times over 20 years you can imagine we have lived in a lot of communities. Some say "luxury"…
