Two things account for most of the distance, and neither is the amount of care. The larger community spreads its kitchen, its transport, its activity staff and its overnight shifts across half again as many rooms, so each room carries a lighter share of what it costs to run the place. The other half of the answer is what each figure is built for: Monark Grove also rents apartments to residents needing no daily help, and its assisted-living rate is the next rung for people already living there, while Serene Gardens is a front door where every resident arrives from home and the rate is quoted to a household comparing it cold.
Reading the Tier Schedule Before the Rate

Rent, heat and power sit inside the monthly figure at both addresses, along with dining three times a day, housekeeping and laundry each week, the weekday calendar, medication administration, hands-on help with washing, dressing and reaching the dining room, and awake staff through the small hours. Scheduled transport belongs in that list too, and it earns more attention here than the line suggests, since the village has no hospital of its own and appointments travel out to Pontiac, over to Commerce Township, or south to Troy.
The charges falling outside the rate are the familiar ones: continence products, hairdressing, a trip that does not fit the transport schedule, pharmacy accounts and any visiting therapist bill on their own, and a move-in fee or deposit is set separately by each community and quoted apart from the monthly rate. Neither village address takes short respite stays, so a trial week is not the way to test the fit here. Request the past two years of increases alongside the current rate, because the distance between these two sheets can widen or narrow inside a single year.

Ask each community how it prices the step into its secured neighbourhood before signing on the assisted-living side, because the two sit far apart on this rate and close together on that one.
