Lehi is the youngest city in the directory by senior share: about 4,400 of its 75,907 residents are past sixty-five in 2026, roughly 5.8 percent. Two decades of Silicon Slopes growth (Adobe, Microsoft, Oracle, Ancestry.com) pulled the median age down, but four assisted-living buildings still serve the local senior population. Covington Senior Living Lehi on 1200 East is the largest at 130 residents and combines independent living, assisted living, and a 36-apartment secured memory-care neighborhood. Abbington Manor on Center Street takes 73 residents under the Abbington Senior Living brand with assisted living, independent living, and memory care. Bellaview Assisted Living on 3200 South runs 73 residents with assisted living and a 22-apartment secured memory-care wing. Aspen Ridge Residences of Lehi on Main Street rounds out the set at 62 residents with assisted living and memory care.
Mountain Point Medical Center anchors the local healthcare picture. The Steward Health Care hospital opened on Lehi's central blocks in 2015 and handles primary care, surgery, and inpatient services for the Lehi-American Fork corridor, so residents reach a hospital without driving to Provo or Salt Lake County.
Daily Support and Resident Independence
Covington Senior Living Lehi's 130-resident scale carries the fullest weekly calendar: restaurant-style dining at multiple seatings, outings through Silicon Slopes and Thanksgiving Point, parallel fitness and arts tracks, and licensed nursing on the floor weekdays. Abbington Manor at 73 residents runs as a mid-to-large continuing-care community under the Abbington Senior Living brand, while Bellaview and Aspen Ridge each operate at mid-scale-community size.
Three of the four welcome small pets (Bellaview, Aspen Ridge, Covington); Abbington Manor does not currently. From any address, Mountain Point Medical Center is five minutes for cardiac and surgical work, Intermountain American Fork Hospital handles primary care and post-acute service, and Intermountain Utah Valley Hospital in Provo takes oncology, neurology, and Level III trauma escalations.
Pricing and Affordability
Monthly rates run $2,600 to $4,600 in 2026, with most apartments around $3,800. Abbington Manor anchors the lower end at $2,675 on its Abbington Senior Living format with Aging Waiver participation. Aspen Ridge and Bellaview occupy the middle at $3,800 to $3,950, and Covington Senior Living Lehi prices toward the top at $4,600 on its 130-resident continuum.
Abbington Manor is the only Aging Waiver participant among the four. (Abbington Manor Memory Care, a separate 16-resident dedicated dementia building on 1500 North, also carries the Waiver but is structured as memory care only.) The Waiver covers a portion of caregiver-hour billings on the assisted-living tier; two screens have to pass first, a clinical rating that places daily care at the nursing-facility level, and household financials inside the program's published caps. Move-in fees run $1,200 to $5,000, second-occupant pricing for shared apartments runs $700 to $1,150 monthly, and weekly respite stays come in at $160 to $220 daily.
Who Lives in Lehi as They Age
The 5.8 percent senior share reflects Lehi's identity as a young-professional destination. The seniors here fall into three groups: long-tenure families who stayed through the city's transformation from farming town to tech hub; parents and grandparents of Silicon Slopes professionals who relocated closer to family; and retirees drawn to new infrastructure and Utah County recreation.
Demand stays steady without crowding: Covington Senior Living Lehi absorbs most placement volume at a four-to-six-week cadence, and the secured wings at Covington (36 apartments) and Bellaview (22 apartments) can stretch to thirty-to-forty-five days when corridor-wide referrals cluster.
Why Families Choose Lehi
Lehi sits inside an easy circle for the broader Utah County family network. Adult children working at Silicon Slopes, Adobe, Microsoft, Oracle, Ancestry.com, or commuting along I-15 between Salt Lake County and Provo reach a parent's building in ten to twenty minutes.
Employer density, the FrontRunner station, and Thanksgiving Point give visiting family multiple weekly touch points, which matters for the young professional adult-child cohort the local seniors are connected to.
What a Local Advisor Brings to Lehi
The practical question for a Lehi household is which of the four buildings actually suits the resident. Covington Senior Living Lehi's 130-resident continuum, Abbington Manor's Waiver-participating mid-scale community, Bellaview's 73-resident format, and Aspen Ridge's 62-resident community span meaningfully different scales. For Medicaid-track households, the conversation centers on Abbington Manor since it holds the only Aging Waiver contract on the assisted-living side; private-pay families have the other three.
Most local calls arrive through one of three doorways: an adult child notices a parent's medication routine has drifted while juggling home-care hours around Silicon Slopes work; a Mountain Point case manager flags a fall or infection making solo living unsafe; or a partner can no longer keep daily life going for both of them.
